About This Project

BAYBAY Restaurant is a full F&B fit-out project located at Esplanade Mall, covering approximately 2,400 sq ft.

The client provided a complete set of design drawings, while R&S Construction & Design was appointed as the Main Contractor, responsible for all construction works, trade coordination, material management, and final handover.

Given the project’s location within a government-linked landmark, both construction standards and management requirements were notably stringent.

The client’s objectives were clear and highly practical:

  • Deliver the project within a fixed budget.
  • Achieve the highest possible design fidelity without compromising build quality.
  • Complete the works in time for the planned opening.
  • In addition, the client supplied a significant portion of the finishing and auxiliary materials, requiring careful coordination to maintain construction efficiency.

 

Our Approach

To manage the project’s complexity, R&S adopted a highly controlled and proactive execution strategy:

Early and Continuous Coordination with Building Management

Prior to commencement, we engaged in frequent consultations with the Esplanade Mall management team to fully understand fit-out guidelines, night-work restrictions, access procedures, and inspection criteria—minimising approval risks during later stages.

Precision Trade Sequencing and Material Scheduling

With multiple client-supplied materials involved, we carefully aligned delivery timelines with on-site trade schedules, ensuring smooth handovers between trades and avoiding downtime or rework.

Optimised Night-Only Construction Planning

As most construction activities were restricted to night hours, an already tight timeline became more compressed. We implemented detailed nightly work plans, close on-site supervision, and strict quality checkpoints to maximise productivity within limited working windows.
